NOTICE OF A PUBLIC HEARING
CONSENT APPLICATION
Under Section 53 of the Planning Act
To be held May 15, 2024, at 5:00 pm or as soon thereafter, as the matter can be dealt with, via an in-person & electronic meeting to consider the following consent application of severance by the Town of Prescott Ontario.

PURPOSE OF THE APPLICATION
Consent application SEV2024-002 was submitted by the landowner and proposes splitting an existing lot that is known as 415 Railway Ave into two lots with 415 Railway Ave. being retained with a Single-Family Home and a vacant lot with a small shed just to the West.

LOCATION
The property which is the subject of this application is located at 415 Railway Ave. Prescott Ontario as shown on the key map below.

YOU ARE ENTITLED TO ATTEND the Committee of Adjustment Hearing concerning this application because you are an assessed owner or tenant of one of the neighbouring properties. The Committee asks that any presentations be limited to 5 minutes or less and any exceptions will be at the discretion of the Committee Chair. This meeting will be held in person and electronically so please register for the meeting through the Town staff.

IF YOU DO NOT ATTEND this Public Hearing, it may proceed in your absence and, except as otherwise provided in the Planning Act, you will not be entitled to any further notice in the proceedings. If you have specific comments regarding these applications, you may submit a letter to the Secretary of the Committee at the address shown below.

A COPY OF THE DECISION of the Committee will be sent to the applicant/agent, and to each person who appeared in person or who was represented at the public hearing AND who filed a written request to receive the decision with the Secretary-Treasurer.

MINOR VARIANCE APPLICATION
Under Section 45 of the Planning Act
To be held at 5:00 pm on May 15, 2024, as hosted by the Town of Prescott, Ontario.

PURPOSE OF THE APPLICATION Relief is required of the requirements of Zoning By-law 09-2009 as it applies to the maximum density requirements that are required in a Commercial Core (CC) Zone with residential use. Section 5.7.1 of the Prescott Zoning By-law stipulates uses and density. Renovation of the existing building from entirely restaurant/residential will increase the existing apartment count from 7 to 8 units.

LOCATION
The property which is the subject of this application is located at 100-120 King Street E and is on the Northeast side of the intersections of Edward Street and King Street East in Prescott Ontario as shown on the key map below.

NOTICE OF STUDY COMMENCEMENT
MUNICIPAL CLASS
ENVIRONMENTAL ASSESSMENT

EXPANSION OF PRESCOTT’S WATER AND WASTEWATER SYSTEMS

In 2021, the Town of Prescott and the Township of Augusta jointly completed a Lands Needs Study. The results of this study identified a mutual benefit for the extension of municipal water and wastewater services from Prescott into Augusta. The municipalities will study and then identify the infrastructure requirements to undertake the solution, as identified in the Land Needs Study.

The project is being planned following the Schedule C process in the Municipal Class Environmental Assessment 2003.

Public, Indigenous community and stakeholder input and comment are invited, for incorporation into the planning and design of this project and will be received until May 15, 2024. Subject to the identification of a preferred plan to expand the water and wastewater systems, and the receipt of the necessary approvals, the municipalities intends to proceed with this project in the next ten years.
